The Flip Comes Full Circle

A while back I wrote a post about a flip that my husband and I had been working on.  Well, we are finally heading to the closing table!  After many hours and a great deal of lessons learned, our first flip is coming to a close.  Since we did the majority of the work ourselves, the remodel took longer than it would have if we would have contracted the work out.  However, we have enjoyed the experience and learned a great deal in the process.  In addition, we have found that we can look back at our progress with a great deal of pride knowing that the work was done by our own hands.  We hope that the buyers will get as much enjoyment from living in the home as we did from the remodel.  We went in with a budget and were able to stay within the limits that we originally set.  We also had a figure in mind for the profit we would like to see and we were also able to fall within that range as well.  I feel that we were able to make a reasonable profit and that the buyers were able to get a reasonable price on the home.  It has been a wonderful experience, but one we are glad to see come to an end.  It will be nice to have some time to do some much needed work in our own yard that has been much neglected since we began the project.  I would definitely recommend this type of venture to anyone who is considering it.
