Tired of the "Negative" Realtor

By
Real Estate Agent with Markley Realty

Well Summer is almost over and I have had a really good last three months in spite of constantly hearing how bad things are, how the market sucks and Rrealtor's always talking negative about the real estate industry. Maybe if they would quit complaining and start working things would change. If you price your listings right (properly positioned), prospect daily, inform the public things would get better for you. I went to my sellers and got price repositioning and sold 60% of my listings within two weeks. Ihate the word "price reduced" and prefer "price repositioned. We have to market our homes differently than we did in the past. buyers look for homes completely differently than they have in the past. We can't use the old method for doing a CMA (Comparative Market Analysis). When buyers are looking for a home they use the Internet almost exclusively. They aren't looking at comps but are doing searches within a radius of ay least 5 miles. So when you do your Marketing Positioning Plan you need to use the 5 mile radius, not a smaller range of 1/2- 1 mile. These are actually the homes that are the competition for your listing, not the typical CMA that we have done for years.

You need to prospect, network in new ways and operate your Real Estate business completely differently. You have to keep in touch with your clients (even those that you have already serviced) service is for life if you are smart. Always let everyone know that you are a Realtor and that you need them to have a successful business. Never, never, never take them for granted. You still have to invest in your self and your business. I actually like it when I hear other agents complain. This means that they aren't working hard enough and there is more  for me!!

Hi Tony!  Just yesterday I was part of a conversation where we discussed the negativity of using "price reduction" and how "price adjustment" sounded better.  I like your term "repositioning"!  I have been a Realtor for two years, so I am not stuck in the old way of doing things, and I think that has been a benefit to me.  Great post.......I enjoyed it!

Have a great day!

Hi Tony,

This may surprise you but I've been on google for about a week. Although, I am on the front page of google about the fifth one down. I am new to sitemap and analystics offered by google, I've done my reading and I thought I'd help others. I hope this answers your question.
