Quick listing, quick closing... who knew?

When the owners of Seatucket invited me to list their house, I was excited.    Cute, close to the Cape Cod Coast, well decorated... When we sat together They said "we are either going to rent it or sell it...and we don't really care which".   I figured in this market... this could be a long listing.    I gave them my price, and they said " No, we want to start, $20,000 higher, we love our house and we don't have to sell."  

Now, I took the listing.   Some of you in ActiveRain land are shaking your heads.   Some are just certain I compromised my integrity and bowed to the pressure of getting the listing.   But I have some history with this family.   First... I really like them.   They are really nice people.   I met the wife in the shallow water of Wood Neck beach 10 years ago and gave her my card (no kidding) from within the beach towels back at my chair... She has since sent me referrals.  Her father in law bought from me several years ago. There is history here.

I took the listing.   I had an open house the first weekend (3 days into the listing) on a Sunday from 10-12 AM.  After all, I knew I had to sell it quick or lose it to a rental.    I had 16 people come to the Open House and I had a contract for the price the sellers wanted by Wednesday the following week.  

Some times, Humble Pie is SWEET!.  

Moral of the story.   Real Estate is not an exact science.   Sure, we are waiting for the appraisal to come from the bank.  This is a 22 day closing.   Yup, the banking crisis has certainly made selling for the price you want a little tougher... but, you know...

Sometimes it;s good to be able to say.... "Mr and Mrs Seller, you were right...Congratulations!"
