BPO Orders Getting Slow!!!

Lately BPO orders have been so slow for me. I used to average 30 - 40 BPO's per week but now it is less than 10 a week. Is it the time of the season or is short sale & foreclosures getting to a lull. I want to know more about the other areas of the country if you are experiencing the same.

Out here in Virginia, the BPO's keep coming on a steady basis.  In fact, we've become more selective in which firms we do them for, to try and maximize the value of our time.

Very slow lately here as well.  I emailed one of my principal providers inquiring about lack of orders and they said my license had expired and would I fax them a copy of the current one. I think that as we enter the 4th quarter, we will be overwhelmed.  I am signed up with several BPO companies and, at times, have had to refuse orders because of overload.  I do all of my own work.  Hopefully, things will pick up.  I have seen lulls like this in my 8+ years as a BPO provider.  The companies which broadcast orders are not predictable.  I missed one from Clear Capital today (Sat) because I went to a movie.  Expensive flick! I carry a small netbook with an aircard to pick up orders ASAP.

BPO's here have slowed down too for me but I believe it is because there are so many more Realtors doing them in my area.  This was "beneath" them before but now that the market has dropped, they are all getting into it.  Of course, the banks have no loyalty and if other Realtors will do them for less, they use them.

I'm in SW Virginia (Blacksburg) and 30-40 BPO's a week WOW!  I'd be pulling my hair out with that many! Mine come from the 1st of the month to the 15th. After that they all go away for about 2 weeks & then seem to recycle. I have had, however,more interior this last month than ever before but that's about the only trend I've seen.

I was going to try to start doing BPOs and even got certified...but there are so many in my area now. And believe it or not, I am really busy with my listings and sales so I'm content to be a "regular"realtor. There is an increasing number of REOs and short sales in my area --- so we are all keeping each other busy. Me as the buyer's agent or short sale listing agent, and the others are sources of information to justify the price.

Hi Pacita,

That's good for you. Being a buyer's agent in today's market is better if you are working with several pre-approved ones because you normally get paid more than REO agents. In my area they even give a bonus to the selling agent so you will sell their REO listings.

BPO is not for everyone. It takes time to do just one accurate BPO. You have to get photos from the field, comps from MLS, repair estimates, adjustments if needed & sometime get QC'd. Good luck to you Pacita.

The main 2 companies I was doing BPO's for droped their payment amounts from $60- to $35-
so I stopped accepting them. Then, they started calling me direct. I asked when I might get some listings and they said ' different department....'

All of us are hoping the market stabilizing. We won't know until maybe the end of the first or second quarter of 2009. With the new administration and new economic team in place, let's see what happens.

Freddie - Getting back to a previous post of yours, we haven't done anything with Evaluation Solutions.  We work mainly with First American Residential Value View, Mark to Market, Clear Capital, and Land America.

Things have picked up here in the past month or so... orders are pretty much back to normal.

I have noticed a slow down in BPO's in my area also. Things should pick up in a few months when the shadow inventory start to hit.. Get ready.
