La Mirada ~ California is a great place to call home in So-Cal. Located just 20 miles southeast of Los Angeles this community has so much to offer singles, families and seniors alike. The citiy's name is Spanish for "The View".
La Mirada may be considered a mid to small community by some, somewhere around 50,000 residents (just under 8 miles in land size) and also a college community with the nearby Biola University. The city is primarily an owner-occupied community of primarily single family homes. You could find a few condo developments here and there, yet so much of the city was developed in the 1960's when land was still in a reasonable supply.
The photo on the upper right is the the La Mirada Theater for the Performing Arts offering an outstanding variety of live productions, something for everyone.
- Some may identify La Mirada as a bedroom community the city offers great access into downtown Los Angeles via the nearby I-5 freeway. Zip codes in the city include 90637, 90638 and 90639. The city's name is Spanish for "The View".
If you're considering a move to La Mirada you might like to know that current real estate prices (early fall 2008) prices for single family homes range from $300,000 to $1,500,000. It should be noted however the average price of closed sales is around $450,000 at this time in the city.
So if you're considering a condo or town-home, prices today range from $153,000 to $450,000 depending on size, location and condition.
With the influx of repossessed homes in Southern California La Mirada's repos are currently just under 15% of the total market. Yet, truth be told, if you factor other properties currently in the process of foreclosure or short-sales this number swells to about 40% of the total market inventory. You can view my most recent report on the La Mirada Repo and Short Sale Report for August 2008.
