Is it bittersweet when you have a property that sells so fast you haven't even downloaded the pictures from your camera yet? Staging a home gives it that competitive edge in the housing market, but sold in one day? I have resolved not to be saddened when the home flies off the market so quickly without time to enjoy it's beauty, but what does concern me is the fact it could have perhaps been sold for thousands more than the original asking price.

A Realtor once told me that entertaining multiple offers is actually quite a bit of work, and she doesn't prefer it.  This makes me wonder if sometimes there is a rush to get that property signed and delivered, and move on to the next big thing.

When Barb Schwartz and her staging team filmed the 20/20 piece out here in the Pacific Northwest, The ABC team also added commentary on how it is the homeowners that really benefit financially by having the home staged, and the percentage for the Realtor might not be enough of an incentive for a Realtor to recognize that home staging is something that is really needed.

This maybe especially true in a hot market, when the homes are selling like hotcakes. In an area where homes are being sold on the internet, almost sight unseen, this is what happens, and the seller really looses out! What would ten thousand or more dollars mean to the home seller? Well perhaps it is an education fund, an improvement to the new home, or well earned vacation. 

The point that ABC's 20/20 made really asks why would a Realtor spend another week or two on a project for a  slightly larger payoff rather than just selling sooner and putting another big ticket on the books as fast as possible? Well, what the smart Realtor realizes is staging is very much a part of "customer service." And it is the Realtors with excellent customer service that survive when the housing bubble has gone away. Some of the mass of Realtors that ramped up to join the colossal nationwide selling team will have to seek new professions as the market slows.

Home sellers are entitled to every ounce of equity they can squeeze out of their home. Owning a home require financial, physical and emotional investment, and a home seller that chooses to have their home staged is putting a very minimal amount of cash towards getting top dollar for their home, honoring that investment.

Selling in one day: a bad thing? I'd have to say "it depends". First it depends on the market. If we CAN get multiple offers, we SHOULD - that is how we are a better fiduciary to our clients and net them more money!  So sometimes, it would be best to structure things a little differently. 

In a slow market, however, sometimes there may be one offer (early on) and no others for awhile. You can't tell. At least, I can't tell. In that case, if you've staged the home, priced it right, and marketed it well and an offer comes in right away, then hopefully you've told your sellers that this is a possibility and they will look at it as a blessing and not a mark that you've underpriced the property.  Surprises are often not good, so as long as we've discussed the range of possibilities with our clients, I think that selling in one day can be OK.

Beautiful Job Julianna.  This is why it is so important to price the home correctly. You can do the best Staging job of your life, but if the home is overpriced........ it may not even sell. I would share these Staging Stats with everyone, put it on a postcard or flier and plaster the Real Estate Offices.  Everyone will want to be on your Staging train :)  Staging is becoming more recognized and a great marketing tool for Realtors. You just can't afford not to Stage your home any more if you want it Sold.

Thanks for pointing out that it is important to take the time to help the homeowner get the house ready for the market.  Whether it is staging, cleaning and organizing, or even a several weeks long project with contractors to get a neglected home ready to show it's best like I am involved in now.  It's important for the seller to realize all the potential value in their home!

Selling a house it's first day on the market would be scary, and make me wonder if I had under valued it.  But then again, if the buyer had been house hunting a while, then it's just that they finally found this house and they were ready to make an offer on it!

Hi Julianna - I have to agree with Mary - you may wait for weeks and months for another offer.  And, there are always other considerations such as closing date, home inspection, financing, etc  Definition of fair market value is a willing seller and a willing buyer...

A Buyer may offer full price - but not be able to close for quite some time.  And, a Buyer who can close with cash in 30 days has a lower offer.  The homeowner will accept, reject or counter. 

The Staging made the Buyer willing to step up to the plate and make an offer.

Love the living room.  At least you can add that to your track record!

You have a great point about Realtors trying to sell quickly as they don't really want to do extra work but I guess that's where the responsibility lays with the consumer about being educated.  I think we have to shoulder some of that to which is why we stagers should be constantly educating and AR is definitely one avenue to do that.  Thanks for shedding the light on that one as I never had to think about it.

Marcyne - I agree that we need to constantly educate... which also means we need to constantly educate ourselves. I know so much more about the Realty side of things... and I appreciate the skill set that a really great realtor possesses!

Julianna- Beautiful job! We do kind of get used to the rhythm of what we do, and when one sells too fast or stays on the market too long, we get thrown off! Unfortunately, with so many people ready to sue at the drop of a hat, handling multiple offers puts the agent at risk. And, if not done correctly, the sellers may lose out. It may sound like an ideal situation, but as a former Realtor, I would rather have had one good offer!

Hi Elaine, thanks fo rthe Kudos! In regards to the "down side"of multiple offers -- I suppose it may be true for some realtors, but the homes I have staged that received a couple of offers for , upping the asking price -- those realtors aren't complaining! I did have one tell me it was a bit more work though. It stands to reason.
