The Obvious Obviously isn’t Obvious

By
Home Stager with Gloria Home Staging, Inc.

Yesterday I was talking with a friend about how my home staging business, Gloria Home Staging, Inc., is going. I told her that my partner and I had done a proposal to stage a lovely vacant home in Winter Park, Florida, and that the owner was deciding about it. He is considering trying to sell it vacant for a month, and then seeing about staging.

My friend (who has no particular real estate expertise, but is an extremely practical person) said, "Well, then he's just not ready to sell it!" Obviously! If he's not doing whatever he can to market his home effectively from the very start, he's not desperate, he's dabbling.

The July/August 2008 edition of the Orlando Realtor magazine contains a quote by singer/songwriter Michael Stipe:

"Sometimes I'm confused by what I think is really obvious. But what I think is really obvious obviously isn't obvious."

It seems obvious to me that if professionally staged homes sell twice as fast as non-staged homes (and they do!), then it is essential to have a home stager on your team if you really want to sell your home. Start out your marketing campaign with a fully prepared product, unless you would rather hold onto it for a while.

It seems obvious to me that it would be better to pay a professional stager to make your home appeal to buyers, than to pay a month or more of extra mortgage payments because buyers couldn't tell that your home really did offer them what they wanted. Staging is not just another expense in an expensive process; it's an investment in actually selling your home.

It seems obvious to me that it is better to get the highest possible price for your home, than to take a price reduction because you didn't give the home its best chance to sell by staging it from the start. Professional staging is always less expensive than any price reduction you will take!

But then, I'm a professional stager. The value of staging is obvious to me. I see it work for people, and set them free to move on to the next chapter of their lives. If you look into it, it may just become obvious to you!

If you're selling a home in the Orlando, Florida area, Gloria Home Staging, Inc. would obviously be pleased to help you. Give us a call!

Laurie,

You would think it would be "as plain as day", but sometimes it takes a little longer for some to understand the importance of professionally staging their homes.  As you mentioned, it sounds like this particular seller is thinking to save money by not staging, when in fact every day that goes by that he doesn't sell... costs him so much more!  A smart seller professionally stages their home, it is only obvious a prepared home will SELL!

It is a shame that some people just can't see the obvious, obviously.

Laurie - Not to mention the first 2 weeks on the market get the most traffic. Why would you want to waste that opportunity?

I would want the best possible chance of selling right from the beginning...I don't get the try it out for a month attitude!  I agree with your friend, if they don't do everything they can to sell then they aren't really serious.

Well said Laurie.  The mindset has to be changd from "how much will it cost" to "how much will I gain" by staging?  A listing is HOT in the first two weeks, and sadly,  "when you're not, you're not".  Staging after the fact means missing the boat on the quickest sale and generally the highest price.

In my area, even the Real Estate Agents aren't seeing the obvious! So many of them have had to either take on seperate jobs to make ends meet or have quit selling real estate altogether, you'd think they would want to put the homes' "best face forward" to start with. Home staging is still new and I'm in it for the long haul so hopefully people will "get it" soon. I think education is the key!

It's been a mixed-bag week so far. Yesterday, I found out that a friend has chosen to take a $40,000 price reduction rather than hire me and my partner to stage their home. All I can do is shake my head in bewilderment. On the other hand, today we gave a presentation to a realty office, and one of the realtors hired us on the spot to do a consultation for her own home, which is on the market. What a lovely encouragement! There are some who get it! Thanks, everybody, for your comments. It's good to know that we're not out there alone in the Land Where No One Understands!

Obviously they didn't ask us, did they Laurie?  You are right on, and it's a puzzlement, sometimes borders on laziness.  That really upsets me when it happens as the client's needs and what you know works should take precedence.  Now not knowing, well, they haven't come across the right stager to educate them yet, would be the guess.

This is obviously a very good blog about the obvious need for home staging. Very clever.
