Thinking of Selling Your Home in Mount Kisco, Bedford - Northern Westchester?
Depending on how motivated you are right now, if you want to sell, I would advise that you don't put it off much longer.
Perhaps there is the concern of where you're going to move to should you sell. It is a pretty safe bet that your property will be on the market for several months, depending on the type & price point. For example, in Mount Kisco (as of this writing), there is a 13.3 month inventory of condos/townhouses, an 8 month inventory of single family homes and a 22.6 month inventory of coops. This includes all price points. These numbers can and should be re-tallied to indicate where your property stands against the competition.
Under these circumstances, it is pretty safe to say that you'll have plenty of time to decide where to move to next. Should your property have the magical combination of factors (not so magical, call/email me for more info) that cause it to sell sooner, you're better off selling then renting. You can then take your time looking for what you want. When you sell first, you will be in a position of strength when it comes time to purchase your new home.
If you happen to be looking and you fall in love with what you want to be your next home, you will lose control of the sale of your property. Potential buyers have control over what they pay as well as the terms under typical circumstances - the pressure you'll feel knowing that you are under pressure to sell will give them even more control (even if they don't know about it.)
Waiting until the spring will put you up against even more competition. If you are thinking about making a change in your life, do what you have to do and move forward.
