When it comes to building a successful website there is one item that stands above all the cool, flashy and interactive additions a webmaster deploy, content. There are some easy ways agents, who are their own webmasters or are webmasters for another agent, can create mass relevant content pages.

City Pages - Create a page for every city in your county or counties and text, images and links that are highly relevant to online searches. On our city pages, which are always a work-in-progress, I have some basic history of the city, its geographical location, links to highly relevant city websites and links to neighborhood website owners. By creating city pages a webmaster is utilizing tons of relevant keywords while providing a highly relevant source of information for your users.

Open House Pages - Constructed similar to a blog, with most recent post at the top (it doesn't require blog software) telling users where you are going to be. This creates a place where users are likely to return for up-to-date information while building a keyword rich page.

Repetitive & Logical Use of Keyphrases - Building Keyphrases into all aspects of your website will increase its visibility far more than any other SEO tactic. Sure waste your time on exchanging links (I quit and have increased 6 spots on Google) that may help a little. Write your pages and include Keyphrases as if you were the user. The Client's Perspective gains long-term dividends.

These three items will enable a website to get noticed, crawled and highly positioned in the search engine ranking race. Think getting to the top in ActiveRain is hard, try being #1 for the most competitive real estate Keyphrases (city state real estate). Barnett Associates' website is ranked #2 or #3 (depending on the data center) on Google for the Keyphrases Marysville WA Real Estate. This took hard work, creating mass content and time it also helped to win Advanced Access' Best Company Website 2006 Award.

Putting effort into a website, like we are doing for our ActiveRain blogs, will enable a individual or company to generate more leads then they could ever dream. If I was a practicing agent working the leads from Barnett Associates I wouldn't have to look for buyers/sellers because they would find me. As it happens I pass all the leads generated to our agents. A good part of my day is made up of lead funneling.

It was the beginning of July Charles, too bad you missed this year. It is was fun there were some really great sites this year.

Agree 100%.  Content is king...property information but also area information.  Where is it and what is so great about that area?  If they are out of town, they want to know what's so key about the location when you tell them key location.  The buyer does not automatically know.  If you can't find good area information, make it your self and add pages with links to helpful sites or your own list/image collection of facts, contacts, numbers and the works.  You'll find others link to your Chamber of Commerce page.  Our Discover Northern Maine page works that way!  We are in a little off the beaten path area and good collection of helpful one stop pages are rare.  Often it is just a matter of piecing all that is out there together for a form of index.

Hey Toby man,

My point was property is great and what we sell...but the area, the lifestyle, where the property is located is key.  If there is not great area information available in the small burgs around the country, make it yourself and stock the shelves with rich area information too! Andy
