Do these two images go together when you think of short sales? I have found that being "nice" to the person on the other end of the phone, who is there to help, makes things move more expeditiously. After all isn't that what we all want a speedy operation? And I think operation is a good way to describe the process we all have to go through in order to get these deals done. I have found that being humble but firm is the best emotional state to be in when pursuing a short sale. Something as simple as being polite can make things go smoother on a other wise rocky road.

Being nice is always a good policy, not just with short sales.  It simply means treating others as you would wish to be treated.

But what do you do when they can't let you talk to the Negotiator? Some negotiators take the initiative to call but others do not. Instead, they relay their message to someone else who often emails them. How annoying. What's your success rate? How long have you been doing short sales and how many have you closed. Your answers may help.

I totally agree Scott.  When we are nice and treat others with respect, we can get so much more done.

Outside of what I do here helping to save homes, I also own another business and am one of over 120 franchise owners nationwide.  I've talked with some of the other owners, and I've even talked with some of our competitors, and one topic of conversation is getting paid.  They have problems sometimes, some of them have a lot of problems.  I've owned this business for 5 years and I treat every customer with the greatest of respect, and to date, I've only had one problem with getting paid, and I knew that would be the case when I performed the service.  I knew when I accepted the work that I probably wasn't going to get paid, so I figured it just might be a freebie on the front side, so no skin off my back.

I honestly believe that my attitude towards other is the reason I don't have any problems.  I have another business I've owned since 1992, and I haven't had any problems getting paid with that business either.....hmmmm, could it be a common denominator?  Treat people with respect, and it goes a long way!

Any time you have to deal with a short sale, you are dealing with individuals as well as banks/lenders that are in a not so desirable situation.  With that in mind, being nice and respectful of the situation seems like the natural way to interact.  I wouldn't have it any other way.
