I was shocked. Really, I was. I picked up a publication from a very large investor's association and began to peruse the schedule. Only a few short lines into the speaker's line-up there it was, another one of my clients scheduled to do a seminar. Actually put it together and speak. Fee for the seminar? Only $199. He would have his CD and book available for $499. Wow! I sent a representative from my team who had originated a couple of loans for the guy just in case he needed a little help. She said it was embarassing and hopeless but people STILL SPENT THE $499!!! Oh my lord.

The last time I checked this guy has done like 3 deals in his entire life as an investor.
My brain spun and I got a headache in my right eye from remembering another situation, very similar, from my past where a man I'll call "The Rabbit" created a website to help spread the success he had as an experienced investor. Yep, experienced! He bought his own home and the house next door. True, that's experience.
On another blog where I post frequently a fellow user recently invited people to register for his $299 seminar on how to become a real estate investor. I did a little research. I could find no evidence he even owns his own home. It appears that he has been a real estate agent for about 6 months and also a mortgage originator.
All I'm saying is CHECK IT OUT! I spend a great deal of my time correcting incorrect information people have heard at seminars, on the radio, from a book, etc.
Nope, I'm not perfect and I don't know everything .... but I know what I know just like you!
If you're a shopper or someone who wants to become an investor or sharpen your skills - ASK the people what their experience is and the VERIFY at least SOME of it! Most counties in most states have online real estate records.
