Many individuals state that they would like to sell their home, but they think that now is not the time to sell their home. This is only true if your not purchasing another home. If you look at the sale of your current home and the purchase of a new home as a business decision, today is the time to sell. Even though you may not receive the same appreciation as years before, the current market will enable you to purchase more home than ever for your money.
Your current home sale needs to be a pro-active sale. The home should have a pre-inspection, clue report, and pre-sale title examination to ensure that when a Buyer is interested in your home your home has the advantage of the Buyer making an anxiety free decision. Because you will only have one chance to make a first impression, the home should be landscaped immaculately, freshly painted, sparkling clean, smell clean, and de-cluttered. Staging your home has great advantages to creating a lasting image with the Buyers in this current market.
The year of 2006 was the third best year for numbers of sales of homes in the Columbus, Ohio area. The market, while there is more inventory, is strong. The homes that are presented well and marketed properly are selling.
I have been a Realtor in Central Ohio since 1998 and specialize in the Hilliard, Dublin, Worthington, Galloway, and Grove City area. Starting in the begininng of March, our showings are up substantially. We put one house in contract within 6 days of listing it. I have held 4 Open houses in the last six weeks and each of them have had no less than 3 groups of individuals. My Open House on this last Sunday had over 14 people visit. Buyers are out there. NOW is the time to SELL, before the market swings to a Seller's market which could cost you thousands more for your move up home.
