ANGRY WITH THE AGENT,INSPECTOR AND THE LENDER!! WHAT????

Here's the deal.

I did an inspection last week for a buyer who was only one week away from closing.

I found that the drainage pipe coming from the T and P valve was leaking and someone tried to repair it with electrical tape.

So I recommended that the buyer have a qualified plumber come and evaluate the situation and make the necessary repairs. Evalute the T and P and the pipes.

I took a picture of the problem area and included it in the inspection report. 

After the inspection, I went out to the water meter and cut off the water as I found it.

 

Well, one week goes by and the buyer closes and everyone is happy!! WRONG!!

The buyer calls the water company after the closing to get her water cut on!

The guy comes out to cut on the water and looks at the hot water heater and tells the buyer

"YOU NEED A BRAND NEW HOT WATER HEATER!!"

So at this point all the stuff hits the fan. The buyer calls everyone cussing and fussing and claiming that we did not do our job.

Long story short. I talked to the buyer and she never got a plumber to come out and evalute the situation

and secondly, you are listening to the guy who turns on meters, not a qualified plumber.

In the end, there was only a faulty T and P valve but the hot water heater is good!

It is so sad, that when a buyer hears anything contrary to our information they go crazy!
