I decided to try Farming a neighborhood for the first time in my Real Estate career, and in the process, stumbled upon a jewel. Park Meadow was everything I could ask for and then some. A wonderful community nestled in the quite suburbs of Madison, Alabama. It had exactly what the majority of my clients were looking for and right off the bat, I knew this was going to be a long and positive relationship between myself and its residents.
The location couldn't be better. Right off of Browns Ferry Rd and Wall Triana; the neighborhood is convenient to shopping, schools, restaurants, and entertainment. Park Meadow is located in a great school district. Just a few miles away are Liberty Middle School and Bob Jones High School. These schools are considered to be the top educational facilities in Madison, Alabama. Because of this, the homes in Park Meadow sell quickly.
There are 318 homes in Park Meadow ranging from $150,000 to $225,000. The smaller homes are around 1,400 square feet while the larger two story homes can get up to 2,700 square feet. All homes in the community are between six to fifteen years old. Most of these houses are ¾ brick with a traditional ranch style. The HOA fees vary from property to property and are between $150 to $165 a year, which covers the common grounds and allows each resident access to the beautiful park. What I liked so much about this charming community was that these homes weren't your typical "cookie cutter" homes. Each has its' own personality. Something for everyone is the way I'd like to describe it. Whether you are a first-time homebuyer, a family expecting a child, or a retiree; there is a property in Park Meadow that will fit your needs and budget.
Not only are the homes beautiful in Park Meadow, they are a great investment as well. When studying the absorption rate for the neighborhood, I found that while most of Madison was a buyers market, Park Meadow was a sellers market. Next, I looked at the past six month's activity to determine the average Days on Market (DOM), average price per square foot, and the average percent change in list-to-sales price. In six month's, 10 houses have sold with a average DOM of 34 days, average price per sq/ft of $91, and a % change of .9%. This is great for the home owners in this community. They can expect their home to sale quickly and close to their asking price. If you are looking for a great buy in a wonderful community, then look no further than Park Meadow.
