Why pass up that property?

Are you really willing to let that property with the great rent potential go? How many times do we limit what we will buy or recommend to our investors due to the current condition of the property?

Based on several RE Investment tours that I have been apart of I would say there is alot of lost opportunity out there. If you are not doing tours with your investors in certain areas of town you are missing out on a very valuable tool. Set your investor Tours up right, why not invite polished and professional vendors that can give insight on rehabbing, cleaning, re-positioning and the costs they can run per property on your tour.

In working with vendors included in your tours be sure to set the guidelines up front and try to invite one vendor that could give estimates or general ideas of estimates to each portion of work required. When I work with one of my local groups I position them to speak before groups of residents in multi unit rentals and present "Why now is the time to buy a home in Denver" investment or otherwise.

Just a thought!!! Happy partnering and if you are not doing tours with your investors now would be the time to start.
