Keys or keyboxes where they are supposed to be

I spent the majority of yesterday with clients showing homes.  One of the benefits to consumers for using a realtor is that their home is always on the market.  However - during yesterday's travels I found at lest 2 of the homes I had confirmed appointments for that were not on the market to my clients because either the keyboxes were nowhere to be found, or the key was not left where it was supposed to be. 

I understand that maybe the owner forgot to leave the key, or a door unlocked, or whatever the case.  However, it meant my clients didn't have the opportunity to see the inside of the house and had to make their decision on that house based on the appearance of the exterior only.  Based on that one impression they were allowed both homes were ruled out.  This may not always be the case, but if you commit to a client that their home will always be on the market when they utilize your services you need to make sure to keep that commitment.

 

P.S. - I called the listing agent for one of the two homes and now, more than 24 hours later, that phone call hasn't been returned.

Yup... we deal with all kinds of agents... More annoying is when you have to be there to show the listing and the buyers agent does not have the decency to call when they decide not to come.

I once had to lay down on my back on a deck to wrench a key out of a key box that was placed on the leg of a very heavy iron bench. Another time, the key box flew open and the key went flying...right between the cracks in the porch floor boards. My clients and I had to use a stick to fish the key out. It is very important to make certain that key (and therefore the house) is accessible and in a safe location. It is also my experience that if the buyer cannot see the house after all the effort is made to arrange a showing, that they will not go back a second time. Thanks for drawing attention to this issue!
