Once you make the decision to look for a home, when we commence your home search, discussing the specific facts about particular properties and planning to tour homes for sale, we will more thoroughly discuss Buyer Agency and my role as a Buyer's Agent, including my responsibilities and obligations.
Agency Law in Virginia stipulates the following:If you choose to work with me as your Buyer Representative, you are considered to be my client and I
• Will fully represent your best interests
• Will pledge my first allegiance to you the client
• Will seek a transaction acceptable to you the client
• Will provide financial accounting
• Will disclose known material facts about the property or transaction
• Will exercise ordinary care
• Will maintain client confidentiality, unless the information is required by law to be disclosed
If you do not want to form an agency relationship with me, or we are involved in a transaction where I represent someone else as a client and you choose not to use your own Real Estate Agent, you can still receive my assistance with a transaction, but you will be considered a customer, not a client. I will perform ministerial acts required during the transaction and I will
• Treat all parties fairly and honestly
• Inform all parties of the nature of their brokerage relationships
• Disclose material facts pertaining to the physical condition of the property of which I am aware
• Comply with the law, including the Fair Housing Act

I always explain Dual Agency to potential clients, which would occur if I represent both parties in a transaction as an Agent, and Designated Agency, which may occur when Real Estate III represents both parties in a transaction.
