Apple Valley Ohio Waterfront Housing Market

By
Real Estate Agent with RE/MAX Stars Realty

The Ohio weather has been cold, warm, cold, hot then cold again and it feels like mother nature is not sure what direction the mercury should go.  The good news is that for Apple Valley Ohio waterfront homes the market has taken off earlier than normal.  I listed a nice lakefront home for just under $500,000 and I have already gotten 4 offers on it and it just went under contract.  This is early activity is a solid sign that are Apple Valley Market is going to really heat up!

I listed another home in Apple Valley less than 2 weeks ago for $159,900 and it is already under contract with a move up buyer who has already sold their home.  The showing activity for homes in most price ranges is increasing and the level of activity is higher than normal because traditionally the market doesn't really take off until early May and we are more than a month early for both the more affordable homes and the upper price range.

If you have not started building your listing inventory you may want to get a jump on your competitors because you could make many extra sales before you competition figures out the lake markets are hot early this year.

Happy Selling!

Sam,

wonderful news. Do you think the earlier Daylight Savings Time helped?

Sam....I guess waterfront properties will always be popular..[they sure are at the JERSEY SHORE].nice to see people aren't waiting for the ice to thaw....before jumping in the water...no pun intended.

Gary,  I think our market took off early for a couple of reasons but mainly because the January weather was so nice and then again in March we saw about 10 days with temps in the 70's and 80's which in unusual for Ohio but we were happy to see the sun even though it is back below freezing again today.

Maurice, I agree that the waterfront homes are generally the hot spot of any lake resort and we are fortunate that even the more affordable non lakefront homes are selling equally well so early in the year.  With the cold Ohio winters generally we start really slow and being building more showing and sales activity in May...this year I am all smiles!  Happy Selling to the lake specialists in 2007 and especially at the Apple Valley Lake in Knox County Ohio.

Sam keep it going you never know when the market will change.  Pockets of the country are enjoying a robust market and others have hit the skids.  Nice post.

Gary, The Apple Valley market has really picked up speed for the summer market and we are selling many mid priced to upper priced Apple Valley lakeview homes and Apple Valley lakefront homes.  Apple Valley is gorgeous this time of year and the second home market is on the rise in a big way.  Sam
