I work for Keller Williams Realty in Pismo Beach, CA. We have excellent training and wonderful people who work there. We believe in "win win" situations. I read uplifting books and stay encouraged, focused and motivated to be successful.
I have been faithfully working Open Houses each Saturday from 1 to 4. I use a lot of directional signs around the neighborhood and on busy streets pointing to my open house. To get more attention I tie a helium balloon to each one. The day before I do a search on MLS of the other homes in the same price range as home I am showing and print them out to give to anyone who comes by. I highlight the address of open house property. I make flyer of house to also give to interested guests. I give them one of my red business cards which has one of my Rainbow Series (my cat Rainbow with my chickens) art pieces on the back. They always like walking away with something. I tell them to let me know if they would want to go see anything on the list. I have them sign my book and tell me what kind of property they are looking for and also get their email address so I can send them properties that match their needs. I am an artist as well as an agent so sometimes I bring a few pieces of colorful artwork to the home as a conversational piece. Also I am able to use my own art cards to send each person who came a thank you.
I met a very nice couple from Fresno about a month ago who came to my open house. They were very friendly and gave me their info and I was going to do a search for them later..I love searching for homes to help people! I noticed they stayed to talk more even when other people came in to see the home. Later, when I was out to get a bite to eat with a friend I got a call from the husband. He said they had found a home nearby they were interested in. I asked them if they would like to see it now and met them over there, about 5 minutes away. The selling agent worked with Keller Williams also and they could have just called her using number on her sign but I am very happy they called me!
I showed them the nice and clean 2 story home on a cul-de-sac, about $200,000 less than the brand new home I was showing at open house earlier. Very quickly they told me they wanted to put an offer in on it. I went home and typed up the offer and met them at my office the next afternoon for signing. I also let them choose a couple of my limited edition prints for working with me, which they appreciated.
They were very creative and decided to offer lower price than what the sellers wanted but they were willing to pay all the seller's closing costs including the commissions of both agents. They wanted to keep their tax base lower. There were a few repairs needed when they had the home inspected. We requested they be taken care of by the sellers and they did quickly and gave a credit back to the buyers also. My new friends were all cash buyers so escrow went very smoothly and we were able to close in less than a month..escrow closed yesterday.
This couple was great and so nice to work with. My hard work paid off and I have more motivation to keep working Open Houses to meet friendly sellers and buyers as they walk through the front door. The Art of Real Estate :o) HomesOnCentralCoast.com Nicolettesart.com
