Open House Virgin

I am relatively new to the Mortgage Industry and continually looking for ways to build clientèle. My most recent idea is offering FSBO's my FREE assistance in holding an Open House. I received my first call this past week and he actually wants to set-up a meeting!

 Excited as I am, my nerves are starting to get to me. I have read blog after blog, after blog for any tips I can steal and I have found ALOT of useful info. So, thank YOU! But...what if no one shows??

 I want to make a good impression and whether or not we find a buyer for him I really just want people to come. So, this is what I've come up with...

 

  •  Advertise

             ~Free websites: craigslist, yahoo, google, ACTIVERAIN...??

             ~Flyers: nearby grocery store, neighbors, Realtor's offices

             ~Emails to my database

             ~Newspaper (If he wants to pay up)

  • Signs

    ~About 10??

  • Balloons or Flags??

     

Now during the event I plan to have...

 

  • Refreshments

    ~Cookies

    ~Water

    ~Cheese & Crackers??

  • Sig-in sheet

    ~Name, #, email, how they heard about the Open House

  • Flyers

    ~House pic, info, free pre-qual with my contact info

  • Business cards

  • Finance options with estimated mortgage payment & funds to close

  • Pre-qual sheets

 

So, this is my plan. Is it a 'successful' one, we'll have to wait & see. But I have my fingers crossed. If there is any advice, ideas or concerns please... let me know. They are ALL greatly appreciated.

 

P.S. If anyone knows where I can find nice-looking yet inexpensive signs please share. I am also looking for a "Financing provided by" sign as well??

Jennifer:  It sounds like you have a very energetic plan all worked out.  I might check the local cities in which you are holding the open houses to see if they have any sign ordinances on the books that will have you end up getting fined for putting up your signs.  Just a thought.  Best of luck.

Re no one showing:  It can happen.  You really need to take a good look at the location.  If it's an out of the way area, or a private community, you may not get a lot of visitors.

One tip:  Stick with pre-packaged food.  For example:  Packaged cookies, instead of homemade.  I know homemade tastes better.  But, I always worry about liability if, heaven forbid, someone should come down with food poisioning.  

And packaged is easier to store for another time if you don't have any visitors.  :-)

Balloons are a must. People will come if you use balloons.
