Waterford Lakes real estate is still one of the most active, and I believe this is because it includes some of the oldest as well as newest homes in East Orlando. While Waterfod Lakes may not have but about half as many homes for sale as Avalon Park, they were tied this week for the number of sales and also have about half as many foreclosures as Avalon Park.
Waterford Lakes currently has 196 homes on the market and of the 196 homes (includes townhomes, condos & single family homes) for sale, there are a total of 82 properties that are considered in foreclosure or which need a 3rd party approval. This equates to 42% of the homes being in foreclosure within Waterford Lakes alone.
These 82 properties do not include the 12 bank owned properties currently for sale and that have already been foreclosed upon. Bank owned homes usually mean a great buying opportunity if you are willing to do a little work, but can save you a lot of money which means instant equity.

The 1st & 3rd properties were actually foreclosures that sold. Which is a good sign, since last week there were none, and in light of the current financial market, you would think banks would be trying to get these off their books as soon as possible.
