Highlands Ranch, CO Real Estate: March 2007 Market Report

What is the data of the MLS telling us about the Highlands Ranch Real Estate Market?


Before I jump right in with the numbers, a little "unofficial" observation based on my professional experience.  Things are looking up.  Activity is up.  Showings are up.  Offers are being made.  Contracts are closing.  This is good news to both home sellers and buyers of course. 

Home Sellers - well - there are qualified buyers out there that want to buy your home.  But there are still some things you need to keep in mind - there is quite a bit of inventory - so you need to have the right price in a home that shines!  Do you want to sell your home?  Prove it!  Keep it in glistening showing condition and listen to your agent. 

Home Buyers - its a great time to be moving and purchasing a home!  What else can I say except there is some fantastic inventory out there and you have great options right now. 

OK, here's the numbers.  According to Metrolist, which is the local MLS that includes Highlands Ranch real estate, these numbers represent March 2007 of single family residential properties in Highlands Ranch, Colorado (Douglas County). 

March 2007 - Highlands Ranch, CO
Active Listings - (Total) 531 
Active New Listings (listed in March) - 214
Under Contract  - 252
Newly Under Contract in March - 146

So what does this mean?  Activity is up.  Showings are up.  Yes, many other sources keep telling us how awful things are in Colorado Real Estate, and yes, there are some situations that are not great.  But all in all, things are looking up.  Looking at the numbers for March, you can see the surge of homes gone under contract compared to the new listings.  I do expect to see more new listings enter the market as we change seasons.  Inventory levels are at just over 2 months which indicates a healthy market!  Based on the 1st week of April, I see this trend continuing and I look forward to providing another up-beat report next month!
