It's been a great summer but now it's time to get back to business! As I spend the last 30 minutes of a very looooong road trip, I can't help but be excited about how many buyers who have called requesting appointments I need to get ready for. How lucky am I and how cool is that?
I think it's curious that Naples has had a pretty good run lately with various media sources across the country. It's been a welcomed change for sure. What I'm not sure about is where all of these people are coming from. It's still a tad early considering most people who have called are not suffering from a recent cold snap (which will typically get my phone ringing) and I suppose it could be that they're reading (and believing) what they've been seeing and hearing in the news (but I can't believe it would cause this many people to respond) so what gives?
Is it because the stock market is so creepy right now? Is it because people are tired of waiting? Is it because people are in fact smelling fall in the air and they are just acting early so they're not left in the cold up north somewhere wishing they had a long weekend or seasonal get-away to sneak to?
I suppose time will only tell.
The other curious point is the fact that these people are interested in a wide variety of properties in a wide variety of price ranges. Most of my people this year were only interested in properties west of 41 (close to our beautiful Naples, Florida beaches). Our golfers are out scouting around more than they have in over a year (in my personal experience) and I've heard the "Investor" word twice this week alone. For those of you who don't know...I haven't heard that word in probably two years so you can't help but wonder if maybe all those hot shot economists might be on to something.
So I'll share something with you that I've been sharing with some other folks. There are still deals to be had in Naples, Florida right now. Inventories are not increasing anymore. Some areas are stable and some areas are actually showing signs of decreasing inventories. If you've been waiting for a time to do something, it could be now.
Remember, there will be an influx of inventory between now and mid season. (Hey, some people still believe they can only sell their properties during season) You might think bigger supply, smaller pricing...not historically. Sellers around Naples get really funny about the excitement of season and won't necessarily list at bottom dollar. So put your Realtor on alert now!
What many folks have done with me is describe their wish list of property so I can scout the market for them. Some are even on standby just in case something really great hits. They're prepared to fly down and pull the trigger. Hey...did I say something about flying down? I heard there are absolutely some rediculously low prices at Spirit Airlines right now but act quick...the deal is over on October 1st at midnight. After researching some of those flights, I found some as low as $9.00 for members and $29.00 for non-members and these are flights during peak season! Whooo Hoooo!
