We are so fortunate to be blessed to live in this world and live in a free country. It is a misfortuante that our financial institutions are in the situation that they are in. I remember a couple of years a go watching clients buy homes and saying to myself, I wonder if those people should be buying that home. I would counsel with them and ultimately they would buy the home. As time has past most of my clients have kept there homes, they are doing great and love their choice. However, I have a few that are not doing so great. I give them Kudos because they were brave enough to contact me immediately when things were getting tough.
If you are a seller and you can not make your payment contact your lender right away. If you know that you will not be able to make your monthly payments, due to loss of job, divorce, a death in the family etc. Contact your bank. If you feel like you have no choice but to sell your home, contact a good Realtor who understands short sales.
Everyone at one point or another goes through a tough time. It is how you react to the situation that will either create some good out of the situation or create a path of hopelessness. So many clients come to me and say, what do I do now? I can not make my house payment. I assure them they are not alone and then we come up with a game plan. If they want to stay in the home, we work with the lender to make different payment plans. If that does not work then we are forced to look at the alternative. Short Sale.
Many people ask me what is a short sale. It is selling your home for less then what is owed against it and negotiating with the lender to accept less for the sale of the home. It is a timely task but very rewarding and as Realtors, and we want to help. We want to guide you through the process. Once you choose to go with a short sale you owe nothing to the real estate company. We are paid through the lender. That is a very sweet sound to many who just do not know how they are going to make it through there situation.
Hang in there and never feel so desperate there is not a solution. There is always a solution!
