Before You Give Up Your License; Part-Time Opportunities for Realtors

By
Real Estate Agent with LS Rogers Realty

It's NO Secret that Clients are harder to get to the Closing Table these Days.  So much So that There's Been Much Talk regarding Realtors getting Regular Gigs.  It's a very difficult decision to make if you've been in the business for a while.

You get used to the Somewhat Flexible schedule and the Mobility. Not to mention the Closings.

What if there was a way to earn Extra Income and Remain in the Business while Filling up your Pipeline? Where you can Apply the Skills you're Already using in your Day-to-Day Operations. Below are a Few Suggestions in hopes to Give a Few People an Alternative to Giving Up Their License.

Concentrate on Renters. The Leasing Inventory has increased Substantially in most areas. Check your Local MLS and you'll Find Homes, Duplexes, Townhomes, Condos, above Garage & Basement Apartments, Lofts, and Office Space for Lease.  It's a great way to obtain referrals. Tenants are found to be more inclined to Provide Leads. Also, look into Apartment Locating.

Property Tax Consultant. You can assist those wanting to Dispute Their Property Tax Assessment. Providing an extremely detailed CMA with photos along with tax records, which you can usually find by researching property rolls at the Tax Assessor's Office, is usually enough. Sometimes attending hearings with your Client is necessary.

Leasing Agent
- Show & rent apartments
- Collect & deposit rents
- Assist with weekly/monthly reports including move-in/move-out paperwork
- Coordinate apartment preparation & repairs

- Analyzes financial qualifications
- Markets the product and closes transactions.
- Escorts homebuyers through the subdivision, model homes, and inventory homes
- Monitors construction and mortgage status
- Markets
- Responsible for securing models at the end of the day.

Marketing or Advertising Consulting or Free Lance Photography can also make for Excellent Part-Time Income.

Positions Usually Requiring a Full-Time Commitment:

Real Estate Assistant
- Prepare Market Analysis
- Set up Buyer Appointments
- Take Virtual Tours
- Enter Listings
- Create Marketing Materials
- Hold Open Houses
- Data Entry

Real Estate Office Manager
- Directs and coordinates activities of sales staff
- Screens and hires sales agents
- Conducts training sessions to present and discuss sales techniques
- Confers with agents and clients to resolve problems
- Confer with legal authority in accordance with state laws

Property Manager
- Collects and processes rents
- Monitors financial statements
- Supervises on-site staff
- Maintains occupancy goals
- Carries out evictions

Apply the Skills you're already using to Stay in Real Estate.  Each One of these will put you in a Wonderful Position to Drum Up some Business while Holding on to Your License.  Hope this Helps.

BILL  It's good to see agents like you still using their powers for good. But really, our seniors are often overlooked and taken advantage of in general. I will do exactly as you suggest and check it out.

Tundra, you are about as cool as it gets for posting this list of helpful suggestions.  I think people often forget that there is money to be made in any real estate market.  It's time to clear our heads and think outside of the box.

Take care!

What an excellent couple of ideas and there are so many agents out there that need help right now, these hopefully will keep some of them in business that may have before been forced to leave.

Trunda, what a timely report!  You've obviously put a lot of time and work into this.  My introduction to real estate began as a real estate office manager - not of the agents but of the paperwork - for a commercial real estate firm that sold and leased apartment complexes.  Even though it has nothing to do with residential real estate sales, I can't think how happy someone in that business would be do have an experienced REALTOR in the job instead of a displaced music teacher, which I was at the time.

For those in larger cities, one can also become the subject of various medical research studies. Some of them pay quite well, and there seem to be a plethora of different studies to get involved in.

Hello Trunda,

Great information and no one should ever consider giving up their license for you never know when you would want it back.  Trust me, I talk from experience.  You might consider adding Voice Broadcasting to the list of items people could use to generate additional income.  Just a thought.

DEANDREA  Thanks. You and me both.

MARGARET  We have similar backgrounds. I started out with a commercial real estate firm as well.  If the firm teaches you well and you're willing to learn, prior experiences shouldn't be a factor. I'm sure you were exactly what they were needing at the time.

RUSSELL, CHARLES  Those are outside the field of real estate.

JENNIFER I hope so. Thanks for visiting.

AMBER  I thought it was. Thanks for the heads up.

BILL  How wonderful coming from you. I'm a fan of yours.

I wouldn't mind the suggestion.  Clicking the flag at the top is a good start  ; )  If not, hopefully it'll circulate to some that need it.

PERRIN  Lol.  I totally agree.

Great ideas Trunda.  I'm actually looking into doing some marketing, especially online marketing for some of my fellow realtors in my county.

I'll let you know how it works.

Nice finding you here.

Trunda, you have a good list. Realtors representing their residential clients for property tax disputes, is a good way to gain continued loyalty from residential property owners. I also have a Senior Property Tax Consultant license as required by the Texas Department of Licensing and Regulation, to represent commercial and industrial clients in Texas. As you know, commercial sales comparables are not in the MLS in many cases, and require a cooperating contact base, or much research to prepare for the case.

Landlords of commercial and industrial properties, prefer to pay leasing commissions out over time, to reduce up front costs, and to not pay on a tenant that breaks the lease by leaving before lease ends. If compensation is paid out over time, it gives another source of income in between sales closings. Several leasing commissions do add up over time.
