Despite Economy, Bel Air Still Selling - If Priced Right

Two units recently went pending in the South Congress Bel Air Condos.

Unit F4 has 1,410 square feet and was listed at $205,770. - pending
Unit E3 has 900 square feet and was listed at $184,900. - pending

For a long time people have been drawn to Bel Air's modern construction but felt the prices were too high. Now with the downturn in the economy, some units are priced reasonably, and buyers are taking advantage of the buyers market we are currently in.

Unit A3 is for sale and has 1,125 square feet and is listed at $199,000. - for sale

Agreed.  The debate is really over what is considered "priced right".  Seeing these condos go pending, especially now in the tight market we're in, is a good indication.

We have many "part time" agents here that take a listing for whatever the seller "thinks" it should be priced at.  When I look at new listings here, the first thing I want to know is who the agent is - that tells me a lot.
