The days of having to pay high real estate commissions are over.  Today, you can list your real estate in the Realtor® MLS for a flat fee and only pay a commission if a Realtor® sells your property.  Listing in the MLS is the only way to get main stream exposure for your property and the only way you can list your real estate in the MLS is through a real estate broker who is a member of your local Board of Realtors®.

I am wondering if you get much negative feedback or even black-balling from other Realtors in your area.  I have been offering flat fee MLS services for years and never really get to chat with others doing the same thing.  I hope you are staying busy even with the market being as slow as it is.

Rob,

 I have not really had any negative feedback from other Realtors.  All my listings offer a competitive commission to the buyers broker so they are not getting paid less if they sell one of my listings.  Further, some Realtors may think they have to do more work if they sell a limited service listing.  I don't really understand this because they are representing the buyers and all they should need from the seller is a signed contract and to know who they are using for title.  When I am working with a buyer I would much rather deal directly with the seller versus the sellers Realtor. 

Fortunately, I am very busy working with buyers and sellers right now.  Now that I am offering buyers rebates in addition to the flat fee listings, I am getting a lot of buyer traffic. 

I don't have any agents for other Realtors to complain about and they seem to respond very well to me. At our boards expo last week I was hanging out with the most traditional of traditional Realtors and they responded very well.  When I have attended committee meetings in the past I felt like some did not want to here my issues.  Next time I will bring a small army of Realtors with me to get a majority vote rather than try and convince the idiots already there.  Actually, my preferred method right now is to just deal with whatever rules they create and spend my time selling real estate.  Sometimes it is frustrating to be at the mercy of the board of directors which are usually extremely traditional brokers.  My primary board (Fort Myers) does not operate in the "Sunshine" so I don't ever find out about anything until it is implemented or enforced.  How do you like the Orlando board and MLS?

I am glad to hear things are going good for you.  I tend to have the same response.  Most Realtors don't seem to care if it is an MLS only listing, but I do have many sellers ask that question and a few Realtors that grumble about it.  Luckily I have been able to get a lot of word-of-mouth business, so we stay very busy.

In Orlando, our board of Realtors is probably a little more open-minded to creativity, but it still is filled with plenty of "good ole boys" that seem to control the rules in their favor.  I have done as you and gotten involved with various committees to help with my presence with the board.
