As of today, the condo/townhouse communities within the Bedford School District in Mount Kisco currently have 39 units not sold with 6 of them in contract. I am counting the 6 in contract as units not sold as they have not closed yet.
In the last 6 months, 10 listings expired or were withdrawn. An average of 3.5 units were sold per month in the last 6 months with a current inventory level of 11.14 months. This means if nothing else comes on the market, it will take just over 11 months to sell the existing inventory. Average days on the market is 151 with the maximum being 450 days. This does not include units which expired or were withdrawn and re-listed.
In the month of September there was one expiration and two units sold.
Hopefully the lending institutions will begin to move forward and start making loans again and this would be a good time to choose a nice condo/townhouse to buy. If you are selling - remember that you control three things - price, condition & access.
