- We will provide you with a professional comparative market analysis for your home.
- We will update you on with listing activities and market trends within your immediate area.
- We will provide you access to the MLS information on our web site.
- We will actively monitor market reaction to your home in order to suggest timely corrections to pricing strategy.
Marketing
- We will provide color marketing brochures to leave inside your home.
- We will install a high quality yard sign complete with brochure box.
- We will hold a brokers open house during initial marketing phase.
- We will hold public open houses on a schedule to be mutually determined.
- We will submit the pertinent information about your home to the Multiple listing service.
- We will create a "virtual tour" for viewing on Realtor.com and catalisthomes.com.
- We will feature your home at a minimum of once per month in display ads that contain a photo of your your home, price, and location to gain maximum exposure.
- We will create additional digital photos for submission to MLS and Realtor.com.
- We will submit your home to the following web sites: Realtor.com, Homeseekers.com, latimes.com and catalisthomes.com. In addition, your home will be shown on many other personal agent web sites supported by a national real estate web hosting service.
- We will create special effects on your listing in Realtor.com to attract the attention of buyers.
- We will mail out two sided "just listed cards" to your neighbors.
Service
- We will place a lockbox (with your approval) on your home for use of buyer agents.
- We will promptly reply to all buyer and buyer agent inquiries.
- We will provide a written report of inquires (print or web).
- We will supply and discuss contract and disclosure forms.
- We will capably negotiate sale terms on your behalf.
- We will advise you on strategies to enhance your property's appeal to home-buyers.
- We will monitor the escrow process to ensure timely closing.
- We will only show buyers homes listed by CataList Homes.
- We will always endeavor to achieve the highest price in the quickest time period.
If CataList Homes does not fulfill the promises made above Seller may elect to terminate the listing agreement by presenting a written notice stating reason to terminate to Robert Kirkpatrick, Broker of Record CataList Homes, Inc. If the situation cannot be corrected (subject to CataList Homes control) within 72 hours, Catalist Homes will terminate the listing contract subject to the existing termination provisions of the listing contract.
