While Southern Arizona is well known for it's mild winters, it is important to take the proper steps to make sure your home is ready for those cooler nights.

Here are a few tips that will keep money in your pocket this season:

Caulking and Weatherstripping

Why am I so critical about caulking on my inspections?  If you added up all of those small gaps where heating and cooling escapes from a home, it would be the same as leaving a window open.  Seal up those drafty windows and doors, the gap under the weep screed of your stucco and wall outlets.  You just can't beat this simple fix for the money.Pie Chart of Sources of Air Infiltration

 

Heating System

It is simply a must having your heating system serviced before winter is in full stride.  The last thing you want is for the family to gather for the holidays only to have your unit fail.  Consider carrying a maintenance contract with a professional Heating and Cooling company.  This way you know a trained set of eyes is looking out for problems.  Additionally, should something need attention, it can be addressed before the problem gets worse and more expensive.  Most companies contracts cover the labor with the homeowner only being responsible for parts.  It is money well spent in the eyes of this inspector.

Often overlooked is the filter.  I have seen too many that have been neglected.  A dirty air filter essentially chokes the HVAC system.  In turn, it must work harder to perform and it's efficency is dramatically decreased.  Simply cleaning or changing the filter every 30 days, or as needed, will ensure your unit runs properly as well as improving the air quality in your home.

 

Water Heater

Unless your water heater's storage tank already has a high R-value (at least R-24), adding an insulation jacket is worth thinking about.  Did you know with added insulation you can reduce standby heat loss by 25% to 45%?  That translates into about 4% to 9% of your water heating expenses. 

If you don't know your water heater tank's R-value, touch it.  A tank that is considerably warm to the touch would benefit from added insulation.
