Don't forget the federal tax credit for first time home buyers (definition means they can't have owned a house in the last 3 years.... both spouses) it's good up until July of 2008.  They will get the money back at tax time -- and they should check with their tax professional.  A great deal!  Yes -- they have to pay it back over 15 years -- if you email me -- I will scan and send you the information.  A great incentive.
