Garage Firewall

By
Home Inspector with Home Inspector/Structural Engineer/Mold Assessor

For your family's safety, attached garages require a properly installed firewall.  It consists of 1/2 inch type "X" wallboard on walls adjoining the home, and 5/8 inch wallboard on the ceiling, if there is living space over a garage.  Also, the door to the house needs to be a 20-minute rated fire door that is solid wood or metal 1 3/8 inche thick.

1 3/8 inch thick door doesn't sound to safe.  Are you sure that is correct?

Dear Mr. Schrader,

The door information is correct as stated in the  Florida Building Codes,  Residential Code Chapter three:

R309.1 Opening protection.
Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other openings between the garage and residence shall be equipped with solid wood doors not less than 13/8 inches (35 mm) in thickness, solid or honeycomb core steel doors not less than 13/8 inches (35 mm) thick, or 20-minute fire-rated doors.

Thank you for your inquiry.
