Everyone knows that we are in a buyer's market, however, as a seller, there are things that you can do in order to get your house sold before your competition. There are three aspects to a home: Location, Condition of home and Price. You can't control the location, it is where it is! The condition of the home depends and if it is a home that needs updating, or could use some fresh curb appeal, that all will depend on your cash flow and how much effort you are willing to put into it. The price, however, is totally controlled by the seller. When it comes to price, be realistic and you will be rewarded.

In many markets, homes priced just under market value are getting multiple offers, while their higher-priced competitors are getting low-balled. The best way to know how to price your home right is to speak with your REALTOR and have them do a market analysis to show what homes are selling for in your neighborhood. This will tell you what the market is saying that your house will sell for, today.
