Why would a Realtor use a Home Stager on all of his/her listings? Is it worth it? Who is worth it?

Home Stager with Staging Kansas City
  1. Knowing that staged homes sell for almost 20% higher than unstaged homes, you will earn more of a commission and your clients will see a bigger return as well.  The amount that Julie Cooper charges for her services is a fraction of the returned investment her services produce.
  2. Staged homes statistically sell for an average of 14.9 days on the market.  Seller's want their property to sell quickly and by providing a staging service, you are assuring that you are doing everything to make sure it does.
  3. Having a stager as part of your listing services adds undeniable value for the client.  They will see you as a professional that is on the cutting edge of real estate services.  If you are competing for a listing, this could be the deciding factor that wins their business.
  4. Julie understands real estate first hand, as she has been a broker for over eleven years.  With real estate sales behind her now, her goal is to make the property show as best as it can while educating the seller on the details of how that can happen.  This vantage is your secret weapon!  No longer will you have to have teh uncomfortable conversations about the seller's dated or messy property.  Julie's job is to get the seller to adhere to her guidelines as the professional designer commissioned by you.  She has noticed that seller's listen to her guidelines about the changes the property needs much more than they did when she wore the real estate agent hat.  Julie not only physically arranges furnishings but provides seller's an in depth individualized report outlining EVERYTHING they need to do outside of the arranging at the appointment.
  5. In essence, Julie can act as your "bad cop" so not to ignite seller's emotional reactions when unfavorable information about the condition of their house needs to be told.  As a realtor, your good working relationship with your seller's are essential for a smooth transaction.  Having Julie part of your team, allows this to happen with ease.
  6. Julie considers part of her job to praise your expertise, professionalism and integrity as a realtor.  These compliments are sincere as she has incredible respect for realtors who have chosen a career that takes an enormous amount of courage, stamina, and passion.
  7. Julie has been featured on HGTV's "Buy Me" program.  How many seller's would love to gossip to their friends and neighbors that you have a local celebrity working with you!  Delighted Clients= More Referrals and $$$

A very timely post - we're in the process of integrating "staging" by a local professional stager into every listing we take.

We always at least have a stager come in to do a consult.  Always.

Julie,  Sounds great.  Where did you get the stat that a staged home will sell for 20% more than a unstaged home.  That would mean that a $300,000 home could sell for $360,000.  I could see 2% but 20% seems really high.  I'd love to see the study because that would make using a stager a really easy sell.

My statistics come from www.homestagingresource.com .  The exact percentage for increased sales price was 17%.  I rounded the percent up to 20, just out of habit.
