CLAY COUNTY WATERFRONT INFORMATION
If you are thinking about waterfront real estate in the Fleming Island, Middleburg, Orange Park or Green Cove Springs areas of Clay County in the greater Jacksonville area here is some helpful information:
Our water is 'brackish' meaning there is salt in it. We have actually seen dolphins jumping in downtown Jacksonville on our way to football games by boat.
Every year in late summer and early fall, boaters shrimp in the St. Johns River when the shrimp come in to breed. You can even shrimp off the docks of Eagle Harbor on Fleming Island.
Below are the navigable waterfront choices you have for Clay County.
1. St. Johns River Waterfront - beautiful and ideal for large sailboats and stunning views, even to downtown in some places.
2. Black Creek - borders the south end of Fleming Island and flows into Middleburg. The north and south prongs upstream flood during major storms, so it is important to judge the elevation of your properties.
Flood Maps - Be sure to get a Certificate of Elevation whenever you buy waterfront. We recently talked to a couple who built a home that is in the flood zone and their survey said it was not. When they got an elevation certificate, they found out that it was indeed in Flood Zone AE, not the desirable Zone X (which doesn't require flood insurance).
3. Doctors Lake - four miles long and a mile wide, Doctors Lake is a large body of water flowing into the St. Johns River. Docks here are more protected during storms than on the river. It's perfect for a runabout - skiing and wakeboarding.
4. Swimming Pen Creek - flows into Doctors Lake. It "ends" but actually water flows into Black Creek through wetlands which means Fleming Island is really an island.
Whitey's Fish Camp is a Clay County landmark at the intersection of Swimming Pen and Doctors Lake. When Frank was a young IBMer, the yuppies 'discovered' Whitey's and the quiet fish camp has never been the same.
Swimming Pen Creek is wide enough to have a lovely view but suited for smaller boats because you have to cross under the bridge at 220 to enter Doctors Lake.
Marinas - There are marinas as you come onto Fleming Island. Heading south, Fleming Island Marina is on the left and Doctors Lake Marina is on the right. There are many public places to launch a boat in Clay County.
