Thank you for your post.  This is quite a period to get through but it will pass. Meanwhile, what do find is the general sentiment with the buyers you encounter on your Island?  Here Its prtyy much dead flat but the Buyers are extremely picky and hard to get "on paper."

Most of the buyers I meet want fantastic deals. They come from the mainland and they have seen a lot of foreclosures and prices drop significantly. They expect the same to happen here , which is not the case. Hawaii and all islands for that matter of fact have their own markets, yes, they are affected by what happens on the mainland, but housing supply is still limited and demand is still there. I cant say everything is at a standstill, people are still asking questions and there is interest.

There are too many lawsuits against the people running this subdivision's HOA and legal action taken against its members that want new Board members. That is why it is undeveloped and so underpriced. John F Hendry had his property foreclosed on (lot 21, main view lot used in sales literature and wide pictures) and taken after really long (11 yrs.?!)dispute and lawsuit with the HOA Board that said the MCR's subdivision road along HIS lot is a Board member's PRIVATE DRIVEWAY and the Board member that "owns" it sent Hendry an email saying he had to buy another lot to use the road and access his property. You can't fake past emails forwarded to other members. This is in writting sent to owners from Board Member Dr. Mark Skinner. Hendry's lot he owned outright with money to build spent on attorneys was sold to the Board's attorney Bill Rivas for only $114,333 or $214.333 I'm guessing. Tax records say $14,333 but must be a typo. Do a search on Hendry's name before buying here. Too bad people wrecked it....but then it would be too expensive to buy. Talked to past owner, said monthly fees were insane and going up because the MCR HOA Board uses lawsuits members pay for to stay in control. No thanks....think I'll pass on this one!
