Things are definitely looking up for our market. Keeping in mind that 6 months is considered a healthy market, I am enclosing a graph of Inventory and Solds in our entire MLS as well as a graph depicting our inventory and solds as of September 30, 2008:

I love this stuff 'cause it helps me get a feel of what is really going on. Yes, we still have REO's and Short Sales, but things WILL improve, and in, fact, by the looks of these numbers, IS. ;-)

I've been spending a lot more time in the short sale/foreclosure arena. The sooner we can move the low-end, the sooner we'll see some growth in home prices. I'm glad to see that the banks and loss mitigation specialists seem to be more able to move the inventory. There are so many bargains out there.

Teri--These colorful graphs are so easy for people to interpret. I love them! Great job and isn't it interesting that you have to explain that 6 months is a normal inventory level? People forget that homes didn't sell in days a decade ago.

Chuck, that is definitely very time consuming. I've tried to avoid that arena! I am glad though, that our homes are on the market less time for whatever reason. ;-)

Teri, yes, I love the graphs. I know, huh? six months is a "good" thing! No longer are we selling in minutes. ;-)

Dione, I'm always very positive - especially about our housing market. It always comes back....;-)

Elizabeth, isn't that amazing? Many do take their homes off if they are priced too high and figure that out after six months....;-)  The red? I took that down a couple of months ago. ;-)

Hi Teri -- Things are starting to look up all over!  The recent NAR report showed sales have increased in some areas.  With winter not far away, I am tempted to move to Arizona.  I loved it when I attended the U of A and I miss those mild winters!

Hi Teri - yes we need to keep spreading the numbers news because they do show positive trends.  People are surprised when we tell them over 6,000 homes sold last month.  When doing market studies recently, we've seen several areas where the inventory is at or even below six months!  Keep sharing this good news, we need it.

Jim, good point. Best time to buy is when everyone else is afraid to go for it. ;-)

Joan, I agree....great news! It was in the mid-70's today...;-)

Sandy, I just use the snipping tool on Vista to copy and paste after they have been finished. ;-)
