Qualifying tenants is a crucial beginning step in property management. Finding the right tenant will lead to collecting rent on time. Evictions are a head ache for both parties and should try to be avoided.
Credit checks, rental references, and verifying monthly gross income are a must in qualify prospects.
I recommend:
- 2 years favorable rental references
- Credit of 80% positive
- Verifiable gross income of 3X the monthly rent
