A good question!  A better one is "What can MY Real Estate Agent Do for Me?"   With things as they are today and so many places on line to look, so many things available to "look" at the property through Google, Google Earth, Mapquest, you name it, you may be tempted to drive by and look at everything and then contact an agent.  Well, that is okay, but not the best use of your time.  I am a full time real estate agent.  No, I have not seen every property out there, but I have seen many of them.  But if you are my Buyer Client, I save you much time and time is money! 

I have a good working relationship after 18 years, with the local agents.  I can call them and ask questions and I can usually know from their answers how to proceed.  Sometimes when I call, the listing agent will tell me there is a contract being negotiated and then I keep in touch to see what has happened.  Whether I encourage you to go ahead and look at the property depends on many things which are discussed in my blog at www.helengarealestate.blogspot.com 

Back to what I can do for you.  Today I went by to preview a property my buyer client wanted to look at this weekend.  He knew he wanted to look at it because the price was good, the location looked good on Google Earth, he had reviewed the tax records, and thought all he needed to do was look at the inside of the house.  Since I have worked with him I do know what is important to him, what he will and will not accept.  So I decided to go up and have a preview of the house myself.  Oh well, on the way, I saw many things my buyer client would not have liked, including but not limited to a toilet bowl on the side of the road two houses away from the one he wanted to see.  After emailing him about the condition of the surrounding homes and the toilet bowl, he decided not to make the trip which is a good 4 hour drive.  He counts on me to not lead him on  a wild goose chase.  And he appreciates my honesty.  This is just one example of why working with one real estate agent in the area you are looking in is important.  You see if you are only calling the listing agents on each house you are missing an important element.  YOUR agent is the one who will look after your interest, YOUR agent is the one who will come to know you and your taste and YOUR agent is the one who will go the extra mile for you.....usually UP HILL!
