So we have this listing that is priced well below market value for the area as it has some foundation issues and the home could not possibly go FHA without the foundation being fixed or replaced, which the sellers cant/wont do and the home is something bordering a tear down...

This is my gripe and question as to what I should do...

A neighbor from...We'll say the area... (I think it was him as he is the only one that has supplied me with the info I am going to explain in a minute) took all of our fliers out of the flier box and replaced them with some material he put together himself in an effort to...Well I am not sure what their intentions were as he has no interest in the property and I believe it was a feeble attempt to dissuade the next door neighbor from purchasing the home...It goes something like this.

If you are looking for a good deal in such and such a city then this is not the home for you as there are foundation issues that will not allow the home to be sold or even lived in. The home slopes to the south and the foundation is in total disrepair, the well is not registered with the city and the land cannot be subdivided as the city will only allow *** per acre on any given lot. The backyard needs total clearing and at present is unusable except for the timber on the lot that would pay for the tear down of the house. The home is unlivable and I wouldn't put my dog in this house. However if you are interested in seeing what some of the developers have done in the area you can visit the homes located at **** NE *** Street or you can go across the river and see the one at this address or if you would like to see the big green home at this address you can get there by following this road to that road and the home is on your right....and on and on and on!!!! AAAAARRRRHGGGGGHHHHHH!!!!!

We found this out from another agent that was kind enough to call us with the new "flier information"....We just couldnt understand when he did this as two days prior we replaced fliers with the new price. We have now been going by the home twice a day to ensure there are plenty of our fliers in the flier box and hope to catch this individual in the act (which I am not sure where I would go from there).

All of the information is disclosed in the seller disclosure form and every agent/buyer that calls us is made aware of the issues the home has prior to scheduling an appointment to see the home.

So....My fellow AR family members, what would you do in this situation???
