I have never sold a pre-sold through a realtor, I have offered very good money for selling a pre-sold but have yet to sell one through a realtor. I offer a very nice package at a very reasonable price and a lot of realtors know that but no one will sell one on their own. Little do they know that when things are good I would give them all of my business which is highly lucrative. Please tell me what I am missing.
I like selling pre-solds, if I can get to the client before they find a builder. Many people that look for an agent want new construction within a few months. If they want to go through the building process they find a builder. I have taken clients and set up appointment for them to meet with builders to go over plans. Maybe try putting a packet together with your company info and what you specialize in and set up meetings with different real estate offices. Many offices have weekly meetings and they are always looking for guest speakers. I know that Olthoff comes into meet with us about 2 times a year and they are not apart of our New Construction Division. You have a great website. Also, something that could help is having a realtor campaign; where you do a monthly e-mail to all the realtors in the area highlighting your promotions, and updates on new and existing communities. That way Realtors know what is going on in your communities and can update a client if they happen to view any of them. Also, add lead capture to your site, where you raffle off a small prize or e-newsletter sign up so you can capture people that view your website them continue to market to them on a monthly basis. I know when I was planning to build, we started months in advance and I looked at all kinds of builders, and website and remembering them all was impossible. So find a way to stay in front of them every month to get you through the door, so you are the one they call when they make the next step. Another way, like I mentioned before, get in front of agents at their meetings. Bring company info, brochures, floor plans, and pricing and donuts of course. Just do a small presentation about your company only 10-15 minutes and give them the info to take with them. It doesn't have to be fancy, just info for them so they know you are out there. This is the time more than every to get in front of as many agents as possible, they need to know you are still open, so give them the info to help them and they will help you.
