Preparing Your Home for The Home Inspection

  

Before the home inspector arrives at your front door here are a few friendly reminders to prepare your home for inspection day.

 

Move personal belongings in your home that will prevent the inspector from accessing items to be inspected. The following are common inspection items that are sometimes blocked off or obstructed:

*Attic Entrance

*Crawlspace Entrance

*Water Heater

*Furnace

*Electric Panel Box

If the home is vacant make sure all utility services have been turned back on These typically include:

*Gas Supply

*Water Supply

*Electric Service

Remember it usually will take the utility companies 24 to 48 hours to get a technician out to your home to restore services. So plan accordingly.

Consider make minor maintenance repairs on the home. This will prevent unnecessary items from appearing on the inspection report. Some simple repairs could include:

*Replace burned out light bulbs in fixtures.

*Replace furnace filter if it is dirty.

*Clean out dirty or blocked gutters.

We actually suggest that clients (Sellers) obtain a proactive home inspection befire (or during) the listing process.  This gives them visibility into items that the Buyer will eventually find in their home inspection.

I certainly am not a Home Inspector - but during the listing period I go through the property as carefully as I can and prepare a "To-do List" for my Sellers so that when the Buyer ultimately does have an inspection, many items are not issues on the Inspection Report.

Rob,

Excellent information.  I have been to many home inspections where the seller has not done any of this and it causes problems for the inspector.  The inspection takes longer, and if there is a portion of the home that is not inspected because of clutter, etc., it leaves a bad taste in the buyer's mouth.

Acually, doing a pre-listing home inspection is a great idea and something that is starting to catch on. This is a great way to head off any serious concerns before you get a commited buyer who may walk if someting serious comes up on the inspection.
