What are you seeing with clusters of "For Sale" signs?

Good Sunny afternoon in Minnesota!

While driving around the North St. Paul/Maplewood area, I was struck by how many 'clusters' of homes with For Sale signs were out there. Is that a new phenomenon in the past year or two? Is there so much 'pent-up demand' to sell that as soon as a neighbor puts a sign out then everyone else calls a realtor?

What are you Realtors seeing out there for 'customer cluster behavior'?

Hi Loren,

In my markets I don't see the clusters.  But it is disappointing that I have not sold my listings yet especially when there is not alot of competition.

We have had clusters here for more than a year. I'm thinking it's the same phenomena that occurs when several close friends or relatives all become pregnant within 90 days of one another.  :)

The clusters I am seeing are either investor owned neighboring properties (one owner) or newer subdivision short sales.

Hi Loren, I think that we have an overabundance of homes currently available for sale and it depends on which part of the county you head to as to whether you will see clusters of signs.  Here in Melbourne area, not so much of that, but head to Palm Bay and they are everywhere.  Lots of investors got caught pre flip and many are bank owned properties and short sales.  Thanks for the post!
