Real Estate Agent with Astro Realty (Buyer Agency)

A very profitable agent once told me once I got my license. Not to worry to much about the technical things in real estate I will learn it as I go. Which I have by the way. But to put all of my efforts in Learning how to sell, Communicate and most of all Marketing. Marketing was the most important thing is this business. You must Market all the time. I have done ok. But I am hopeing to do much better next year.

Does anyone have any other Marketing Tips that have worked for them. I have done Expires, and some FSBO but not much I will be working with those more.  What Marketing has worked best for you?? I am aware this is really a numbers game.

Paula, you are so right about this being a numbers game.  I try to market all the time.  But you also have to be able to quantify your marketing efforts, to distinguish what is working and what isn't so that you can spend you money on the things that do.

Paula, we are focusing on the internet.  With our large population of Military, coupled with many in today's market searching via the internet it only makes sense to put your efforts toward this market.  We have garnered three leads thus far via internet searchs - none from AR as of yet, but it will come.

So many different avenues via the internet in which to get your name out there and alot of it free - just takes time and persistence.

Well I guess time is tuff for me to take right now. But I know as well as other from my past that the Internet is the way to go. I use Vflyer, Onetruemedia for flyers and videos, Yes I have had alot of leads from that. But right now of course now one can get financing so it can be tough.. Are you getting Quality leads from the Net??

I agree with whats been said so far, but I would also include listings to your marketing scheme. Not just any ol' listings either, but if you focus on picking up quality listing then you'll expand your biz in no time at all. Listings are the bait, so the bigger the worm the bigger fish! This helps on both side because if you create a rep for being the go 2 girl for listing the your inventory should stay full, on the flip side more qualified buyer will be calling you about your listings......

I would suggest sticking to the basics. I like FSBO's and expires. Just listed and just sold. The Internet is great I just find it very time consuming and financially costly. So, I stick to the rudimentary procedures

GOOGLE ADWORDS.  I use google adwords and it is responsible for at least 70% of my business.

Adwords is a phenomenal tool to get leads to your site and then you must work them.

I continue to use adwords but I am now working on optimizing my site to be on page on organically.

Hello Barry, Yes we use Adwords as well But it can be costly for sure. So we have been using it sparingly recently. I have had alot of success with adwords. We also optimize our site on a contiuous basis. I rank pretty well on Google. Does anyone have any advice when it come to website content

I agree about sticking to the basics.    In the heady days of anyone doing well (was that only three years ago???), it was easy to forget that this is a business, and, in any business, consistency is key.

You are doing fine and being consistent with the basics is a good thing. Pick 6 tasks to do every day and keep at it. I have been accused of being able to talk to a TWIG! I laugh! I happen to have a lot of energy. I think networking is the way to sell right now. I talk to everybody. I have my fantasy, though, of attending a baseball or football game, and every time we (the crowd) stand up to cheer, throw out a few hundred business cards! I haven't done it yet, maybe someday. Paula:  Do you have an SOI?  Sphere of Influence? This is a database of all your fans - people you know who support your efforts and would refer you to others? Create a database of these word-of-mouth fans, and determine ways to consistently make contact/touch with them, either by face-to-face, email, or hand written notes.
