If Home Not Selling – What Should I Do?

At this time, some sellers are experiencing difficulty in selling their home.  There may be some simple solutions, such as, price adjustment and/or updates to the condition of the property.  Recommend the seller have a discussion with his or her real estate agent to revaluate the situation.  At this time, the seller should do a role reversal; play the role of a buyer. This will help the seller view the property in a buyer's point of view.  Following are some items to be review: price, curb appeal, lawn well-maintained, review colors both inside and outside, should be using neutral colors, attractive windows, stage the home, remove clutter, closets half full to make them seem larger, make sure house is clean and all lights on when showing, update light and plumbing features.

Hi John, as a stager, my recommendation would be to contact a stager first!  Ideally this would be done before you get to the "What should I do?"  AFTER the home is staged, which will include recommendations to have all of the other things you mentioned, (excluding price) corrected or adjusted, if things are STILL not moving, then discuss the P word.  As most stagers will tell you, the cost of staging will be far less than your first mark down.  Food for thought...

I always say there are three components to selling a home; Preparation, Marketing and Pricing.

The preparation is probably the most overlooked aspect, and home staging, is at times, vital to getting a home sold.  It's all about explaining to the seller that you want buyers to envision themselves in the property, and not how someone else's family lives there.  While maintaining the highest respect for the seller's pink walls and collection of velvet moose artwork, they need to understand that what was once their home is now the house they are trying to get sold.
