color adds drama to condo This fall will see a lot of condos sitting for too long in markets that were previously hot. Many agents cling to the belief that it's all about dollars per square foot. That might be true if buyers only shopped with logic. But we all know they actually buy on emotion.

It’s really tough to make a condo stand out from the many others for sale in the same building. That’s why home staging is so critical.

This client had to put their condo on the market in the slow summer season and on top of that they were competing with dozens of others in the same complex of four towers.

With condos, color recommendations are especially important as nothing warms up a space faster than the right coat of paint. Most new condos are painted sterile white, which does nothing to enhance their often boxy environment.

Look at the drama achieved in this typical condo. I used Benjamin Moore Huntington Beige (HC-21) because the living room faced south and was flooded with light from floor to ceiling windows. There's nothing especially unique about the space, but the wall color pulls the look together and gives it the contemporary edge it needed because of the target market for that location.

One of the gratifying things about home staging is the real difference you can make in people’s lives, here’s what my client wrote me last week:

Debra... before painting and staging I call space such as these "vanilla boxes".

I am sure you and I can run thru a list of "upgradeds" features that the ALL condos seem to share. But if the all have these features are they really "upgrades?" 

As you know... staging creates the sizzling excitement that makes the buyer want to buy THIS home over that plain box.

It is a wonder why more people do not feel that home staging is a must in all home sales.  There is nothing worse than walking through 5 unstaged units and at the end of the day not being able to distinguish one from the others.  Whether it is a coat of paint, de-cluttering or rearranging / replacing furniture as long as the budget is in line with the value that will be returned on the sale or spent on things that were wanted for the next home and that are transferable.

I think we're moving towards a day when home staging will be a must in all homes. After all, it wasn't all that long ago that people didn't do home inspections either.

With so many decorating shows, home staging shows and decor magazines, the average person is more sensitive to how things look. Combine this with the real estate market slowing down and many who have resisted the need to stage before, will come around.
