Real Estate Marketing : You're doing a 5 day Open House Why?

We all know the Real Estate Market isn't that great right now.  I hear of sales, sometimes multiple sales. I hear of this, but don't see it.  We all know that Real Estate is local, and so sales in one area doesn't mean sales in another.   Agents that aren't making sales might wonder, as I do, How many ways can you Market your properties for those people that are buying?

Marketing Idea


How many fliers and ads do you do if people are convinced that all houses are priced too high, and want them cheaper? Even when you are offering quality, at a reasonable price.....within a reasonable range of pricing.  What do you do?

I got a call from one of my Agents that has been helping with a particular house.  She said in her area some Agents were doing a Marketing Campaign to sell a House in 10 days, and were holding the house open during this time. 

Of course being a young Agent, and my Daughter to boot, she figured that I should do the same thing.  It didn't matter at all that she lives in a nice area at the Beach, and my listing is in a 55+ Community in an area that hasn't been doing that well with sales that aren't foreclosures.

She figured I should do it because other people do it :)  Night and Day Market differences...and Night and Day Marketing differences.....but it was worth a try.

 

 

 

 

I called another one of our Agents and we worked out a schedule for showing, but knowing our area we decided to cut the Marketing time in half.   We are doing  a 5 Day Open House, and today was Day 1.  We're not feeding anyone, and we're not having a drawing, what we are doing is taking the time to keep the house open and be available for anyone that might stop by.  What we are doing is trying something different.

 

Sometimes it's worth trying something new even if we're not convinced it'll work.  My Seller deserves anything I can do to help Market his property.....that's WHY I am doing a 5 Day Open House :)

Kathy I applaud anyone that will go the extra mile for their seller but an open house is one of the least effective marketing tools for Real Estate. Maybe things are different in your area? I know all Real Estate is local. In 22 years I have sold 2 homes due to an open house. I believe nationally it is less than 1% iof homes that get sold due to an open house. Heck I hope it goes great though!!

Kathy, that's a great idea.  I'm listing a property today and I was thinking of doing open houses at 'unusual times'.  Most people do open houses here either 11-1 or 2-4.  I was thinking I'd do an open house from 3-7, to see if all those people going home from work may stop in.
We have to do everything we can to encourage people to see the properties.
I may get help and do a 5 day as well. What the heck.  Let's give it a try. :)

Kathy: I think it's always a good idea to try new things, be it marketing or whatever else.  I have changed most of my marketing to the interent, emailing my newsletters and postcards. And, you're so right, Real Estate is local--usually.  I'm in a resort area and I (at least I am) have been getting busy (Thank Goodness!).

Yikes Kathy! A five day open house sounds stressful. Are you really doing a week long open house from 9-5? That is kind of like plat sitting. For your sake, I hope this home is in a high traffic area where you will get people stopping by.

Bill- Wow...those are some pretty low stats :)  I am doing this 5 Day Open as I will try anything legal and ethical to get this house sold for my client.  I know that for my area, Open Houses aren't very successful in fact you're very lucky to get anyone to even come to them, let alone sell them.  But the exposure and enthusiasm of the Agent helps keep that address in other  people's mind :)

Kat-When I was at the River there were more sales than here, for me.  Resort areas are a different Market altogether...good for you.  I'm glad to hear that you're getting busy again.  And I have had to do the exact opposite and do less Internet and more Print for my area....go figure it is indeed local :)

Kathy - I think open houses are good, and I like weekday open houses as well. It shows the client you are willing to market the property outside of the box, and provide the property with the most amount of exposure.

Kathy the only way of know if something is going to work in a particular area is to do it.  If it does not work you put it on the shelf, but if it works, then it can also become part of the marketing plan for the next house as well.

Also never argue with the young kids, we are old, so what could we posibly know :)

Kathy - This is an interesting concept.  I think that its success might depend on how high a traffic area you are in.  Please let us know how it turns out.  It certainly seems worth a try.

Sharon- Today was Day 2 and instead of a morning one I did a late afternoon, early evening.  What a difference.  Not that anyone came...but I was talking to several neighbors and there was a lot of activity in the neighborhood. 

George- Don't argue with the kids....how true how true :)  And you said it very well....if we don't try something we won't know if it works or not :)

Pam- Agreed, but as  George said you never know if you don't try.  As a listing Agent I am willing to try many different things.......good market or bad :)

Jean- I too love new ideas :)  Today was Day 2...see comment to Sharon.

Janice- Thanks....and I sure will...I love sitting in your nicely staged home.  Day 1 someone that had come to the Open stayed to chat, and pulled herself up to the table and acted like she was right at home, we chatted for another 40 minutes or so...... LOL :)

LOL Thanks for the Open House follow up!  I love it!!! Having Buyer's linger longer is a great benefit to staging a vacant home.  You go Girl :)

OK here is my follow-up: I held the 5 day Open.  I fixed the watering system, cleaned the porch and sat for hours thinking how nice the house was.....but other than 2 people (neither one a "ready, willing, and able  buyer")  and the lady the first day, no one came.  I think because it is a gated community it was harder.I did talk with neighbors, and learned of at least one person that was going to let the bank take their house. 

There aren't that many foreclosures in this community, but the ones there are have made it very difficult for regular sellers.  so anyway, that's my update......would I do it again, Absoluelty if I had the time......as you never know who might walk in :)

 

Eleanor & Steve- I had a  Virtual Open House for this property- it was great.  Misty Lackey and her company did a fantastic job of setting it up, and monitoring it.  I highly recommend them:
