Commercial lease client looking for space for photography studio in Seattle

Notes below are from the client with a short list of what she's looking for.  The client doesn't do portraiture, but rather photo shoots for a variety of commercial clients including restaurant/food, as well as food products.

for a new studio space. I would prefer to be just outside of the main downtown corridor (for price & parking)  

Ideally, it would be around 2,000 sq';

I need a min of about 1,000 open space for shooting, and some office spaces;

space/plumbing for a kitchen & I'm willing to do some building out.  

The warehouse price point is more in my range, but I'm looking at everything (well, nothing really high end, but mid range).  

I would prefer somewhere with parking (not absolutely required, but definitely high up on my wish list) but either way, must have easy access for equipment & be ground floor or have a freight elevator.  

Natural Light would be a HUGE Plus.  

So far, I have been looking a lot in the north end: Interbay, Fremont, Ballard, Greenwood but might also consider going south into Sodo or Georgetown for a great space.

Because of the photography aspect there must be some open space with high ceilings and no posts breaking up the space - I believe she needs somewhere around a 12'-15' open span at a minimum.  However, send details/photos and we can go from there.

Good idea...I've posted listings on AR but haven't thought about buyers.

There is a reverse prospecting feature but commercial listings don't always make it to our MLS and are frequently on commercial sites instead, like CBA (commercial broker's association). If we can get a fit through any venue we'll be happy.
