5 steps in order to sell your home.
1) Price your home to sell - Use recent sold comps when pricing. Nothing longer than 4 months. There is no practical reason to price your home above the market. If you are set in a price you want then wait until the other homes priced below your house sell. Buyers will begin negotiation on the lower price homes; not yours.
2) clean and stage your home -you have one chance to make a first impression. Houses show better when staged. If your home has poor front street presence, you will lose buyers before they walk in the front door.
3) easy to show for potential buyers - unfortunately, in this market, if a buyer wants to see your home you would be hard pressed to say you need 24 hours notice. Usually,, a buyer is on the street and they notice your real estate broker's "For Sale" sign and call to see if they can preview. It may not be convenient, but don't let that buyer be the one that got away.
4) Get a professional inspection in which you can share the report with potential buyers; prevents further negotiation or a buyer backing out of a deal once you are finally in contract.
5) reduce price if you do not receive any offers in 30 days. The vast majority of potential buyers who will see your home, will be in the first several weeks. In Scottsdale, Tempe, and the other towns surrounding Phoenix, people are buying homes. If you have not received an offer or a large amount of buyer traffic/showings, then your home is priced too high.
I encourage you to be patient and price your home right. Your house will sell, it just may take a little longer than you had hoped.
