Do your listings appeal to all the buyers senses?

After reading several creative Posts on how people are visual, I started thinking that maybe I am not hitting all the bases with my listings, So I made a list

 of the 5 senses and next to each one wrote down what I have done to enhance that sense.

 

SIGHT - Make sure the front yard, driveway, and sidewalk are trimmed, landscaped and clean.  Replace the house numbers or a nice lighting fixture at the front door.  Inside dress your house with plants, place settings in the kitchen, candles in the bedroom, and for sure, cleanliness is a must.

Place your brochures throughout the house, so buyers can pick up and read at any point.

 

 

Smell - Outside, flowers or inside, clean smell throughout, potpourri or a dab some scent on light bulbs.  The best is the smell of baking cookies or pie in the kitchen, which will create a wonderful atmosphere.

 

 

Touch - Have your buyers run their hands over the materials like the countertops, cabinets, or ask buyers to remove shoes at front door to fell the luxury of the wood or carpet.  This will kept your house clean. 

 

 

Taste- If you are doing an open house - have snacks, or a bowl of chocolate at the front door - this will encourage people to stay and talk.

 

 

Sound - Choose music that is current, happy and to the mood you want to create.

 

 

By using our five senses, it should help us get offers, and a sold sign in the front yard.          

Look at this list and give any suggestions you think can be used.

Hi Sharon, I believe the more senses stimulated during a showing, the better.  Great post!  Music in particular seems to really set the mood, as well as a lit fireplace, and the smell of fresh brewed coffee.

Nice comments and the senses have to be used for every listing in any market.....but we have to get buyers to use their senses.  That is the main concern now.  But don't forget those basics.

Sharon I agree good post. You must appeal to the buyers senses.  Although I have had showings where everything is nailed.  But, the buyers reply was "it just didn't feel like home".

Sharon, great idea appealing to the senses. I remember when I first got into real estate, my Broker told us to put oranges and cinnamon sticks on a low heat the stove during open houses. Appealing to the senses. Thanks, good post!

Sharon, I even go as far as putting a pot of water on the stove, with a cinnamon stick in it.  Makes the house smell great (like fresh baking - only I hate baking). :)  

When that isn't possible, the fresh coffee is on, and in the Winter, even the hot chocolate.

Whatever works. :)

Light is so important--make sure the drapes are open and a lamp is lighting those dark spaces!  One of the most common complaints from my buyers is too dark.

Sharon, these are important points.  It's ineresting - I think that smell is huge - and the best smell is no smell at all.  OK, just not huge smells - light good smells can work.

Sharon, very valuable information. There is nothing worse then going up to a home, the Landscaping is horrible and it goes down hill from there.
